This qualitative study aimed to (1) investigate the current status and level of Building Information Modeling (BIM) implementation in building design and construction projects in Thailand, (2) examine the factors influencing BIM adoption based on the Technology–Organization–Environment (TOE) framework, and (3) propose approaches to promote BIM implementation in the Thai construction industry. Data were collected from 12 key informants, comprising three project owners/building owners, four designers, and five contractors, selected through purposive sampling. Semi-structured interviews were employed for data collection, and the data were analyzed using thematic analysis.
The findings indicate that BIM implementation in Thailand has steadily increased but remains concentrated in the design and construction phases, while its application in building operation and maintenance is still limited. The factors influencing BIM adoption encompass technological, organizational, and environmental dimensions, with organizational and environmental factors exerting greater influence than technological factors. The findings further reveal that BIM implementation in Thailand is primarily characterized by project-driven adoption, where project owners' requirements and the development of a BIM Execution Plan (BEP) play a more significant role in promoting BIM implementation than national BIM standards, which are not yet mandatory. In addition, the value of BIM investment is maximized when BIM information is continuously utilized throughout the building life cycle. These findings reflect the distinctive characteristics of the Thai construction industry and may serve as a basis for developing strategies and policies to promote BIM implementation that are appropriate to the Thai context.
